How long will it take to build our home?

The building timeframe is typically between five and six months from start to finish.

What is your cost per square foot?

This is the most common question we get… and the most difficult to correctly answer. Until we have had the opportunity to meet with you and determine the scope of your project, no builder could give you an accurate answer. Many factors affect your cost per square foot, such as your choice of floor coverings, amenities you choose, the amount of covered porch area, types of cabinets and countertops, the topography of your lot, utility hook-ups, the distance of your home from the street. We take the time up front getting a feel for what you want in your home. With this in mind and the budgetary goals identified, we decide on appropriate allowance amounts and deliver a fixed price cost sheet that identifies the total cost associated with your project.

Does Kyle Gordon Builders draw house plans?

We do not have an in-house draftsman. However, we do work with MDB design of Bloomsburg, who will assist you the in design of your home.

What is the cost for a set of building plans?

A complete set of building plans costs between $1,500 and $2,500. Costs are directly associated with the amount of changes and alterations made.

Who secures the zoning and building permits?

Kyle Gordon Builders will complete and submit any and all forms necessary for zoning and building permits. Permit requirements vary by Municipality.

Who pays for permits?

The homeowner is responsible for all fees required for permits. Typically, these costs can be included in your mortgage.

What do permits cost?

Permit costs are directly related to where you build. We have seen permit costs as low at $2,400 and as high as $11,400.

What documents are signed before construction starts?

We will provide a three-page Construction Agreement, a nine-page Specification Sheet and an Allowance sheet.

What are Allowances and how do they work?

Allowances are a defined amount of money allocated to spend on a specific portion of your home. We typically have allowances for Excavation, Cabinets, Flooring, Appliances and Lighting.

Where do we go to select our siding, shingles and other building materials?

Our building partner, Tri-County Lumber has a complete showroom, allowing you to choose your colors and style.

When do we move in?

When your home is completed it must pass a final inspection which is performed by the local inspection agency. Once this inspection is complete and the final draw is received, owners may move into their new home.
